We do not intend to deal with hundreds of potential clients, but aim to deal with just a few discerning clients who recognise the value of having someone oversee projects from A-Z.

We don’t deal with all of Croatia, just Island Hvar, so our specialist connections can be fully utilised to your best advantage.

Fees are based on the level of service required but typically range from 6-10% of the total development price. These fees can easily be saved in the difference of doing the job in a structured and professional manner using established contacts rather than “fending for yourself” in the dark.

As we generally don’t sell property, we have no axe to grind and can provide independent contractors and suppliers for all your needs or alternatively work with your chosen suppliers.

OUR SERVICES

Finding Land,
Houses and Apartment Blocks

We don't sell property - but can put you in touch with the best local agents and so help. If you have decided to buy and need building work done we can help source your requirements. We recommend you are ready to proceed with at least a 10% deposit available as there are not many outstanding opportunities available and property is moving fast.


Negotiations
Although this is usually done by your real estate agent, we can assist in the purchase negotiations on your behalf including organising pre-contracts and protection clauses.


Lawyers
We have worked with a number of lawyers, ranging from small local, to main firms in Split and Zagreb and we recommend to suit the size and complexity of the intended purchase. This includes all potentially complex areas to do with clean title, the kataster register and court records, etc. Your agent may recommend a buyer, but you may wish an independent alternative.


Architects and Geometra
Again, we have first-hand contact with a range of architects to suit a range of different projects, which will include all work with engineers, draftsmen, geometra and can include such things such as geotechnical surveys and electricity and water applications if necessary.

Organise Building Quotes
First hand contact with a variety of builders; for example some specialise in modern block and concrete structures, others are traditional artisans with the right “soul” to work on old stone houses. First hand experience with all these builders including new road construction.

Project Management
Having built a number of businesses in the UK, we have the necessary project management skills to decide and agree specific deadlines and report progress to the client.

Provide access to interior design consultants if applicable and organise completion and hand over.

Company Formation
You will be aware that to buy a property in your own personal name will take up to 6 months to gain permission from the Croatian Foreign Ministry. Should you chose to form a Croatian company to purchase the property or land, then we can assist with company formation and also first hand contacts with the necessary book keeper services.

Rental and Maintenance
First hand experience should you wish to rent your property or need maintenance during or out of season.
